The chart below illustrates the list price and sold price trends in terms of $ per sq. ft. from August 2001 through mid-May 2008. Analysis of the chart reveals a fairly consistent relationship between the list price and sales price of about five percent. The days on the market trend line shows an increasing days on the market as prices decrease and as prices increase, a decreasing days on the market count. Analysis of the bar chart illustrates the seasonal nature of the Breckenridge market. The winter months typically show increased marketing times and conversely, shorter marketing times during the summer months. The ends of the list price/sales price trend lines hint at the possibility of a leveling or peaking of the market.
